Pacific Palisades

One of Los Angeles’s lushest neighborhoods.

Welcome to Pacific Palisades

One of LA’s lushest neighborhoods.

Pacific Palisades, CA is a polished, coastal, quiet residential area with large private homes, charming houses for sale, spectacular ocean views, and ample amounts of park space and hiking trails. Its quaint “downtown” area, known as The Village, is home to restaurants, coffee shops, and boutiques. Frequent neighborhood-sponsored events foster a true feeling of community among residents.

Though Pacific Palisades is now populated by LA’s affluent, its residential history is much more colorful. In the 1910s it was home to “Inceville,” one of the first major film studios founded by Western director Thomas Ince. In 1922 a Methodist reverend bought the land and founded a religious-intellectual commune.

Weekly Insights

Why Do I LOVE IT

Rick Caruso, the real estate mogul behind the Grove and the Americana, has built, in his signature classic California style, 2019’s answer to the mini mall. It’s contemporary, mostly outdoors (this is LA, after all), and frankly, too beautiful to be called a mall at all.

The many parks and outdoor spaces like the Village Green provide welcoming areas for kids, adults, and families to congregate. The commercial district consists of approximately 500 retail shops, service businesses and professional offices, including Palisades Village, a local shopping village located in the downtown area of the neighborhood. Retailers in the Palisades Village include: Veronica Beard, Jennifer Meyer Jewelry, Paige, Sephora, Frame, Zimmerman, Lululemon, ALC, Gelson’s, Erewhon Market,  Saint Laurent, Reformation, and many others. The Village is also host to a weekly 2 farmers’ markets.  The restaurants deliver, with Angelini Ristorante & Bar, Sweet Laurel Bakery, Alfred, The Draycott, and the more casual Edo Little Bites leading the charge.

What To Expect

Beautiful scenery, a charming downtown, and a strong sense of community.

Pacific Palisades is one of LA’s best-kept secrets. It offers the ocean views, beach access, and impressive outdoor opportunities of neighboring Santa Monica and Malibu, but attracts fewer tourists. A weekly farmer’s market and hyperlocal dining and retail add to its small-town feel. Pacific Palisades real estate is also home to the stunning Getty Villa, the second outpost of the J. Paul Getty Museum, which features Roman-inspired architecture and gardens.

The Lifestyle

Brimming with sunshine, endorphins, and a deep appreciation for life’s finer things.

Pacific Palisades’ fitness-forward residents make great use of the ample park space and beautiful beaches, and spend weekends patronizing high-end neighborhood restaurants and shops.

Unexpected Appeal

Access to many of LA’s finest trails.

Invest in a good pair of running shoes and take in the ocean views from one of the neighborhood’s many footpaths, like those at Will Rogers State Historic Park.

The Market

Populated by spacious single-family homes on private lots.

Residents pay top dollar to inhabit this seaside hamlet, enjoying the breathtaking views as well as the sense of safety and quiet Pacific Palisades affords.

You'll Fall In Love With

Direct access to the lush greenery of Palisades Park.

This coastal neighborhood offers plentiful outdoor space, but Palisades Park is the largest—117 acres—and most accessible communal area. Within walking distance of the Village and set atop bluffs that provides perfect sunset views, it boasts baseball diamonds, tennis courts, and a hockey rink in addition to its many trails, lawns, and playgrounds.

Bay Theater - Now Open

The luxury cinema features new Netflix releases, family programming, beloved classic films in 35mm and special events, including filmmaker discussions. Bay Theater first opened at Palisades Village in 2018 as an homage to its historic 1940s namesake. Blending the glamour of the classic moviegoing experience with the latest technologies and conveniences, it’s an unsurpassed cinema offering you’ll want to experience first-hand. In-theater dining is coming on November 5th, 2021 Buy Tickets Now.

My Favorite Restaurants

Angelini Menu

Angelini Ristorante & Bar builds on Angelini’s storied history in Los Angeles; his eponymous Osteria has been a staple for hungry Angelenos since its opening in 2001. Known across the city for his pasta creations, Angelini offers anticipated favorites featuring Lasagna Verde ‘Nonna Elvira’; Tagliolini Limone; and Linguine with Santa Barbara Sea Urchin alongside soon-to-be new classics!
